North Albuquerque Acers (NAA):

Located in Northeast Albuquerque this is one of the last places in the northeast to build a home or find newer homes. The east part of NAA is mostly 1 acre lots on well and septic with a few custom home areas that are more traditional style neighborhood. The acre lots are commanding over $300,000 on average. Along the north border is the Sandia Reservation. This generates a land locked area with less than 425 total lots left for homes. Homes are generally newer in this area with the older neighborhoods being 15 years old. Some of the acre lots were built on 50+ years ago and you will even see horses here.

Very convenient location to all of Albuquerque. Malls, Downtown, Airport and assess to the interstate is all minutes away. The average home is close to 30 years old. Few if any lots to build on. Several nice parks, Arroyo Del Oso Golf Course, a private country club give the Far Northeast Heights a nice blend.

Along the Sandia Mountains, this area offers hiking and biking for all. Also, some of the best city views can be found here. Mountain Trail access is located all along the foothills. This location offers your best accesses to the Air Force Base. Homes are older on average, but several new developments have filled in the area in the last 5 years. A few areas are available for new homes in this area. The State Fairgrounds are located in the heart of Southeast Albuquerque.

Downtown offers great night life along Central Boulevard. Living downtown offers alternative living and working lofts, for example, the original Albuquerque High School that is now high end lofts. The original Albuquerque Country Club area offers fine homes that or a minute drive to downtown. Old Town, the Albuquerque Zoo and Biopark are all must see attractions in Downtown Albuquerque.
Southwest Albuquerque:

Southwest Albuquerque offers some of the most affordable living in Albuquerque. The west side offers several opportunities to build. Southwest also offers some older properties. Land is available in this area, but recently investors have been buying land that for a long time has not sold. If your goal is to get the most house for your money, this might be your area.
Northwest Albuquerque:

Northwest Albuquerque is primarily newer development. The new Mall, several restaurants and all of the necessities are found in Northwest Albuquerque so the need to drive to the east side is not required. Many commuters do drive from Northwest Albuquerque to the East side, Downtown or the Air Force base so driving from the west side to the east can be a headache if slow traffic bothers you. The traffic is noteworthy, but is primarily limited to 8am in the morning if you're headed east and 5pm in the afternoon if you're headed to the west. The West Side offers newer homes for your money compared to the east side. The west side has new construction all along the western side and the amount of new construction is almost hard to imagine. Unlike Northeast Albuquerque, there is land that can be developed as far as the eye can see.
North Valley:

The North valley runs along the Rio Grande River and is just North of Downtown Albuquerque. Several trees and old agricultural areas make this a unique area in the desert. Larger horse properties, vineyards and even farms can be found here. Older homes and a few pockets of new custom homes are available.
Rio Rancho:

Rio Rancho is just north of Northwest Albuquerque. Rio Rancho is primarily newer homes and development. Rio Rancho was less than 10,000 people in the 80's but is now New Mexico's fastest growing areas. Intel has a chip manufacturing facility in Rio Rancho, Dream Works is building a studio and several other new developments indicate that Rio Rancho is still growing. The commute time into downtown Albuquerque is 25 minutes at best and may be 50 minutes depending upon your location.
Corrales:

Corrales is much like the North valley. The main street through Corrales offers fine dining, art shops and spas. Large trees, vineyards and other agricultural land use are found here. Almost all the homes are on at least 1 acre and it is not uncommon to see a family out on a ride in there horses.

Placitas is an area of custom homes on larger lots. Located near I25, north of Albuquerque and 35 Minutes south of Santa Fe make this a great location for people who work Santa fe and Albuquerque. Placitas does receive more snow than Albuquerque due to its higher elevation.

Located on the East side of the Sandia Mountains, this offers Mountain Living minutes from Albuquerque. The Sandia Mountains separate Albuquerque from the East Mountain Area. The East Mountain Area sees more snow and is colder than the Albuquerque area. You can find high end custom homes and log cabins here. Golf and skiing are available and North 14 provides a scenic drive to Santa Fe.
